Leaped forward — how prices for apartments in Uzhhorod have soared.


Uzhhorod, located in the very heart of Transcarpathia, turns out to be one of the most attractive cities for purchasing housing in Ukraine. The primary real estate market is constantly rising in price, which is explained by internal migration, demand for safe regions, and inflation. According to the analytical portal DIM.RIA, the average price per square meter in new buildings in Uzhhorod as of July 2025 is 51,406 UAH. However, prices depend on the class of housing, location, and stage of construction.
Most expensive and cheapest apartments
The most expensive housing in Uzhhorod is business-class apartments in central areas. For example, in new residential complexes near the historical center of the city, a one-room apartment of 40 sq. m can cost from 2.4 million UAH. Two-room apartments in such projects start from 3.5 million UAH.
The cheapest options can be found on the outskirts of the city or in new buildings at early stages of construction. For example, in the Mynyz microdistrict, a one-room apartment of 35 sq. m costs approximately 1.4 million UAH. Economy class remains popular among young families and investors who plan to rent out housing.
How prices for apartments in Uzhhorod have changed
In the last six months (January-July 2025), prices in the primary market of Uzhhorod have increased by 13%, which is one of the highest indicators in Ukraine. For comparison, in Lviv, the growth was 6%, and in Kyiv — 10%.
The main reasons for such an increase were:
- Increase in construction costs: due to inflation and rising building material prices.
- Demand for safe regions: Uzhhorod remains attractive for internally displaced persons.
- Limited supply: the number of new residential complexes is growing slower than demand.
What to expect in the future
Real estate market experts predict further price increases in Uzhhorod's primary market in 2025. In a comment to Property Times, commercial director of 'Intergal-Bud' Anna Laievska noted that prices in the comfort class segment may rise by 10-15% if the situation in the country remains stable.
'At the same time, in the business and premium class segment, demand remains low, so prices hardly change. In the event of a deterioration in the military or political situation, price growth may stop', — added the expert.

Uzhhorod attracts buyers not only due to its safety but also its attractive location near the borders with the EU, mild climate, and developed infrastructure. New residential complexes offer modern planning, energy-efficient technologies, and convenient locations near schools, kindergartens, and shopping centers.
